Job Description

Key Responsibilities:
-Take overall responsibility for the technical operation and maintenance of assigned buildings and common areas.
-Supervise and coordinate MEP maintenance activities, including:
HVAC / Air Conditioning
Electrical systems
Plumbing systems
Mechanical systems
-Pumps and associated equipment
-Building services and other facility-related systems.
-Plan, monitor, and follow up on Preventive Planned Maintenance (PPM) activities.
-Ensure all PPM works are completed as per the approved schedule and maintenance requirements.
-Monitor technicians' daily activities and ensure proper allocation of manpower according to building requirements.
-Assign technicians to specific floors/areas and ensure regular inspection and maintenance of assigned areas.
-Supervise, guide, and support technicians in troubleshooting and resolving technical issues.
-Monitor technician performance, attendance, productivity, and quality of work.
-Take necessary corrective actions to ensure smooth operation of building facilities.
-Attend and coordinate the resolution of technical complaints and breakdowns.
-Conduct regular site inspections of common areas and identify maintenance requirements, defects, and potential issues.
-Coordinate with clients, building management, owners, consultants, and other stakeholders regarding facility-related matters.
-Coordinate with third-party contractors and specialist service providers for maintenance, inspection, repair, and technical works.
-Monitor third-party works and ensure they are completed safely, properly, and according to the required specifications.
-Prepare and submit weekly and monthly MMR (Monthly Management/ Maintenance Reports) and other required facility reports.
-Maintain proper records of PPM activities, breakdowns, inspections, work orders, material requirements, and completed works.
-Review maintenance requirements and arrange necessary materials, tools, manpower, and specialist support.
-Follow up on pending corrective maintenance and ensure timely closure of work orders.
-Assist in preparing quotations and scopes of work for required repair, replacement, and improvement works.
-Coordinate emergency maintenance activities and ensure quick response to critical facility issues.
-Ensure all maintenance activities comply with approved procedures, safety requirements, and client standards.
-Monitor building equipment and systems to ensure reliable and efficient operation.
-Identify recurring technical issues and recommend long-term corrective solutions.
-Support the management team in maintaining high standards of building operation, maintenance, and customer satisfaction.

Requirements:
-Bachelor's Degree/Diploma in Mechanical Engineering, Facility Management, MEP Engineering, or a related field.
-Minimum 3–5 years of relevant experience in facilities management, building maintenance, MEP, or property management, preferably in the UAE.
Strong knowledge of HVAC, electrical, plumbing, mechanical systems, and general building maintenance.
-Experience in managing technicians and coordinating multiple maintenance activities.
-Experience in PPM planning, breakdown maintenance, site inspections, and technical reporting.
-Good experience in dealing with clients, building management, consultants, and third-party contractors.
-Strong leadership and team-management skills.
-Good problem-solving and decision-making abilities.
-Good written and verbal communication skills.
-Ability to prepare weekly/monthly reports and maintain maintenance records.
